Just because one has business cards does not mean they have a business! So what is a business then? There are many ways to distinguish a business but let’s just review a few:
So do you have a business?
It is pretty obvious that: 99% of all real estate agents do NOT have a business. They have a job! And the worst job possible because not only is it a job they don't know when they are getting paid, but it also costs them money every month! They actually pay to have a job!
This job right here ruins almost all agents! Do you have a Marketing degree? Most likely not. Did they teach you to market in real estate school? NO! Did your broker teach you to market properly? NO! Can you learn to market properly by doing what all the other non-marketing experts are doing in your office? NO! Let me be very clear here for a moment. Just because someone spends some money and runs ads, does some open houses, and has great looking business cards does NOT mean they know how to market. Want to know if you or anyone else is a great marketer? Find out how many clients they are generating each day. If you are not great at job#1 then you are already on your way out of business. Job #2- Office Administration. Everyone knows what an assistant does so the real question is who is yours? Let me give you a hint. If you “don’t have one” then it is you! Someone must take care of all the “office stuff” like ordering supplies, answering the misc. phone calls, running errands, creating flyers, delivering signage and flyers to listings, picking up lockboxes, following up on showings, etc. Job #3- Appointment Setter. This job entails making and/or taking calls from potential clients and booking appointments. This is time consuming but necessary to grow the business. Someone has to do it! In fact, this is the absolute most profitable thing you can do if you have a real estate BUSINESS! Job #4- Real Estate Professional! This is why you thought you got your license and what you learned in real estate school. Here is where you show homes, write & negotiate contracts. This is where you earn your income! Unfortunately, this is probably where you spend the least amount of your time and why you are not making the money you desire. Job #5- Transaction Coordinator. This job is by far the most time consuming (if you do it right). Obviously this includes everything from opening escrow, setting up inspections, negotiating repairs, overseeing the lenders and title companies, and everything in between to ensure a nice smooth transaction through closing. Quite frankly, most agents do not enjoy this and therefore are terrible at it. Job #6- Relations Coordinator. Most agents just completely ignore this job. Did you know that according to NAR that 84% of all real estate transactions are repeat or referred clients? Do you completely ignore your past clients because you just don’t have the time? How much referral and repeat business are you missing out on? There you have it. Can you handle all 6 full-time jobs even if you wanted to? Absolutely NOT! Most people can handle one, maybe two, and no more then 3 of them. And think about this: Some of those jobs must be done Monday-Friday during normal business hours and some must be done evenings and weekends. So unless you work basically everyday from 8am-10pm you can’t possibly even attempt to do them all! Just trying to do a couple of them will cause you to tremendously sacrifice your family and personal life.

I decided to leave Corporate America and pursue a real estate BUSINESS in June of 2002. With my business background and understanding that everyone needs coaching, I quickly found mentors across the country to emulate and I closed 16 transactions that year. In 2003, executing my business plan, I closed 114 transactions and then in 2004 closed 202 transactions. During this time I was recognized with some national awards and write-ups. However, even with all that success and with my 19 years of business background, we were struggling to increase our bottom-line profit. Implementing systems, hiring & training staff and buyer agents (to handle all of our buyers) takes ALL your time and a LOT of money! The thing is that I found this to be true with just about everyone I spoke with across the country! (Perhaps YOU have already experienced this) Therefore, in 2005 I decided to become a broker, open our own office, and dedicate my time and effort to developing systems and programs to help real estate agents build a business that would net a sizable profit with little hassle! You will enter a one-on-one mentoring program! As your leads filter in, your staff will take care of the administration duties. Your initial responsibility is to call your leads and set up appointments. You convert your lead to a client, buyer or seller, and complete the process to get them into an accepted contract (that is what the initial boot camp training covers). Once you get an accepted contract, you turn it over to your closing coordinator for a smooth closing. At that point your client is handed off and taken care of by your relations department where referrals and repeat business is created for you. As your business quickly grows, you will not be able to handle all of your buyers (this should happen within 6-12 months) and you will need to make a decision. You will either cap your business at this point enjoying a fabulous profit OR bring on buyer agents and continue to grow your business. That is your decision! NO recruiting! NO hiring! NO basic training! Just plug them into your business, manage them, and let your business grow! Within 18 months (regardless of which direction you decided) your business will, from that point forward, net you a yearly minimum profit of $100,000 or more regardless of the market! When you are making that kind of money then the last thing you want to do is give it all to Uncle Sam. Does someone just open up any business and become successful overnight? It also takes commitment! No one would go dabble opening a restaurant (try it out for a month and see if it works and then go do something else); they put forth a 100% commitment to it. This is NO different. This is a BUSINESS! It must be treated like one to get the results of one! Can you open any business for Free? Of course NOT! That is ridiculous. Try walking into any real business today and see if they did it for free. Again, this is a business and there are costs associated with that.
